There is no single price for a roof replacement in Dallas–Fort Worth, and any contractor who gives you one over the phone is guessing. What a roof costs depends on how big it is, how steep it is, what is under the shingles, and what class of shingle goes back on.

And if your roof was damaged by hail or wind, the roof price is usually not the number that matters. What you pay is your deductible. This page explains both paths honestly.

What actually drives the price

Two houses on the same street can be thousands apart. These are the variables that move the number, roughly in order of impact.

FactorWhy it changes the price
Roof size (squares)Roofing is priced per square (100 square feet). Size is the single biggest driver, and it is measured on the roof surface, not your home’s floor plan.
Pitch and storiesAnything above 6/12 needs extra safety staging and slows production. Two- and three-story roofs cost more to stage, load and clean up.
Tear-off and existing layersWe tear off to the deck. Two layers means twice the removal and disposal.
Decking conditionRotten or delaminated decking is found after tear-off and replaced by the sheet. Re-nailing the deck to current code is standard on many DFW jobs.
Shingle classThree-tab, architectural and Class 4 impact-resistant are three different price points. Class 4 costs more up front and many Texas carriers discount the premium for it.
Underlayment and leak barrierSynthetic underlayment, and ice-and-water leak barrier in valleys and around penetrations, are scope items that vary by roof.
VentilationBringing intake and exhaust into balance may mean new ridge vent, additional intake, or correcting an existing mixed system.
Flashing and penetrationsChimneys, skylights, pipe boots, wall flashing and step flashing. Count and condition both matter.
Edge metal and guttersDrip edge is standard. Gutter and gutter-apron replacement is sometimes part of the same loss.
Permits, disposal and accessCity permits and inspections, dumpster placement, and how close a truck can get to the house.

Why we will not quote a roof without seeing it. Decking condition and ventilation are not visible from the street or from satellite imagery. A number given before tear-off is a number that changes after tear-off — which is how homeowners end up with change orders they did not expect.

Two ways a roof gets paid for

Retail — you are paying

Your roof is worn out, not storm damaged. We measure it, write one scope, and give you a written proposal that holds for 30 days. You see the line items. No claim, no adjuster, no deductible.

Insurance — a storm damaged it

Hail or wind caused the damage. Your carrier pays to repair or replace, based on your policy. Your out-of-pocket is your deductible, plus anything you choose to upgrade beyond what the policy covers.

What you actually pay on a storm claim

This is the part most homeowners are never walked through, so here it is plainly.

TermWhat it means for your bill
RCV — Replacement Cost ValueWhat it costs to replace the roof today. On an RCV policy this is what the carrier ultimately pays, minus your deductible.
ACV — Actual Cash ValueRCV minus depreciation for the age and condition of the roof. On an ACV policy, the depreciation is yours to absorb — it is not recoverable.
Recoverable depreciationOn an RCV policy, the held-back depreciation is released after the work is completed and invoiced. This is why the first check is smaller than the estimate.
DeductibleYour share. Often 1–2% of the dwelling coverage in Texas, not a flat dollar amount. On a $400,000 dwelling, a 2% deductible is $8,000.
O&P — Overhead and ProfitApplies when a job needs a general contractor to coordinate multiple trades. It is a line item on the estimate, not an extra fee we add.
SupplementA documented request to the carrier for scope the original estimate missed — decking, code items, ventilation found after tear-off.

No contractor can pay, waive, rebate or “eat” your deductible. Under Texas Insurance Code Chapter 707 that is illegal, for the contractor and for the homeowner who knowingly accepts it. If a roofer offers to cover your deductible, or to bill the carrier for more than the work costs so the deductible disappears, walk away. We will not do it, and you do not want to be on the paperwork when someone does.

We are a general contractor, not a public insurance adjuster. We document the damage, write the scope, and perform the work. We do not negotiate your claim for you or represent you against your carrier.

What is in the price of an American Prime roof

Every replacement we write includes all of this. When you compare bids, check that the other one does too — this is where cheap numbers come from.

  • Full tear-off to the deck. We do not roof over an existing layer.
  • Decking inspection, replacement and re-nailing to current code.
  • Synthetic underlayment, plus leak barrier in valleys and around penetrations.
  • Drip edge, starter strip and edge details installed to the manufacturer’s system requirements.
  • Correct nailing pattern for the shingle’s wind rating — the detail that most often voids a warranty.
  • Balanced intake and exhaust ventilation.
  • New pipe boots and flashing at penetrations.
  • Permits, inspections, magnet sweep and haul-off.
  • A completion packet with photos, invoices and warranty documents.

See the full roof replacement process for how each of these is done.

What the price includes after we leave

Workmanship warranty

10-year transferable labor warranty on standard-pitch roofs (4/12 and steeper). One year on roofs under 4/12. Transferable matters when you sell — it is a line in the listing.

Manufacturer warranty

The shingle manufacturer’s own system warranty, which depends on the full system being installed to spec. This is why we do not cut the underlayment, starter or nailing.

Documentation

Photos from tear-off through completion, invoices and warranty certificates — what you need for your records, your disclosures, and a future buyer.

If you are paying out of pocket

Financing options are available for retail work, subject to approval. We can walk through what is available when we deliver the scope.

Roof replacement cost: common questions

How much does a roof replacement cost in Dallas–Fort Worth?

It depends on the size and pitch of the roof, how many layers come off, what the decking looks like underneath, and the class of shingle going back on. Those five things account for most of the difference between two bids. We measure the roof, inspect the decking and ventilation, and give you a written scope with line items rather than a single number over the phone.

Will my insurance pay for a new roof?

It depends on whether the damage is from a covered peril such as hail or wind, and on your policy. A carrier pays to restore storm damage; it does not pay to replace a roof that is simply worn out. We document the condition and the cause with photographs so the claim is decided on evidence. We cannot guarantee any claim outcome, and we do not negotiate the claim on your behalf.

Can a roofer cover my deductible?

No. Texas Insurance Code Chapter 707 makes it illegal for a contractor to pay, waive, rebate or absorb any part of your insurance deductible, and it is an offense for a homeowner to knowingly accept that arrangement. Any roofer offering it is telling you how they do business. Your deductible is your share, and it is payable on the job.

What is the difference between ACV and RCV on my roof claim?

Replacement Cost Value is what the roof costs to replace today. Actual Cash Value is that figure minus depreciation for the roof’s age and condition. On an RCV policy the depreciation is recoverable once the work is complete and invoiced, which is why the first check is smaller than the total estimate. On an ACV policy it is not recoverable, and the difference is yours.

Are Class 4 impact-resistant shingles worth the extra cost in North Texas?

In a hail corridor, often yes. They cost more up front, they hold up better to hail, and many Texas carriers offer a premium discount for a Class 4 roof. Ask your agent what discount your carrier gives before you decide — on some policies the discount pays the upgrade back over several years.

How long does a roof replacement take?

Most single-family roofs in DFW are a one- to two-day install once materials are delivered and the permit is pulled. Steeper roofs, large or complex roofs, and roofs with significant decking replacement take longer. We give you a date range in the scope, not a guess on the phone.

Do you charge for an estimate?

No. The roof inspection and the written estimate are free. The one paid service is a BEI Certified Forensic Inspection of an asphalt shingle roof system, which is a formal documented report of condition, cause and remaining life — a different product from an estimate, with its own fee.

Is this a home inspection?

No. This is a roof inspection by a contractor. A home inspection in Texas is a separate, TREC-licensed activity and we do not perform one.

Do you replace the decking if it is rotten?

Yes, and it is priced by the sheet because nobody can see it until the old roof is off. We photograph every sheet we replace. On an insurance job, decking and code items are documented and submitted as a supplement to the carrier.
