American Prime General Construction gets your listings market-ready, from the roof to the floors, under one contract — and nothing is due from qualifying sellers until closing.
One walk-through. One priced scope. One schedule. One invoice.
Your seller has a to-do list. They do not have a budget.
Paint. Carpet. A few fixtures. The fence. Maybe the roof. Almost every listing has a list, and most sellers do not want to put cash into a house they are leaving. That usually means five to eight vendors for you to chase — or a price cut, a repair credit, or an as-is sale. Then the buyer’s inspection reopens the price all over again.
List Ready is the alternative. American Prime is a general contractor, so we take the entire list under one contract. And through List Ready, powered by Notable, qualifying sellers get the work done with nothing due until closing.
What List Ready gives you
One call covers the whole house
Roof, exterior, interior, remodel work and the licensed trades — all of it under one general contractor, on one schedule, with one point of contact. You stop coordinating vendors.
A way to pay for it
List Ready, powered by Notable: up to $75,000 of equity in minutes, no impact to credit to apply, unsecured with no lien on the property, and nothing due until the home closes. Interest and a one-time $499 fee apply. Sellers can see what they qualify for at americanprimegc.notablehome.com and estimate costs and repayment with the Notable calculator.
Proof you can hand to buyers
Joseph C. Miller II is a BEI Certified Forensic Inspector, Asphalt Shingle Roof Systems (Building Experts Institute, valid through April 23, 2029). Every job ends with a Repair Completion Packet: photos, invoices and warranties.
A listing that sells
10-year transferable labor warranty on standard-pitch roofs (4/12 and steeper) plus the manufacturer’s warranty, and 1-year workmanship on interior work. Notable’s data shows market-ready homes sell 31% faster and for 9% more (based on Notable data; individual results may vary).
Everything we handle
If it is on your listing’s to-do list, it is on ours.
Roof and exterior
Roofing, siding, windows, gutters, fascia and soffit, fencing, decks, masonry, garage doors, driveways, pressure washing, landscaping, exterior paint.
Interior
Paint, flooring, carpet, hardwood refinishing, tile and grout, drywall, cabinets, countertops, fixtures, lighting, closets, insulation, appliances.
Remodel and reconstruction
Kitchen and bath updates, water and fire damage reconstruction, architectural plans and design consultations through partners.
Licensed trades, overseen by APGC
Electrical, plumbing, HVAC, backup generators, pest control, mold remediation, pool. Performed by Texas-licensed professionals. APGC verifies licensing, pulls the permits, handles the documentation and pays every trade.
Listing prep through coordinated partners
Staging, photography, cleaning, carpet cleaning, decluttering, trash removal, moving and storage — on the same schedule, on the same invoice.
Inspections
Whole-house walk-through at no charge on every referral. Paid BEI Certified Forensic roof report on asphalt shingle roofs. Every other roof type gets an APGC roof inspection at no charge.
Mold on the inspection report? We run it start to finish.
Few items stall a deal faster than the word mold. Mold is handled as its own specialty, separate from water mitigation, and the mold work itself is performed by licensed specialists. APGC does not perform mold assessment or remediation; as the general contractor, we oversee every trade on the job, coordinate the licensed mold professionals, fix the cause, and rebuild once the area passes clearance.
1. Independent, licensed assessment
A mold assessment consultant licensed by the Texas Department of Licensing and Regulation (TDLR) inspects the property, takes samples where needed, and writes a remediation protocol that spells out the work areas, containment, protective equipment, cleaning methods and the clearance criteria.
2. Licensed remediation
A separate TDLR-licensed mold remediation contractor files the required TDLR notice on projects of 25 contiguous square feet or more, sets up containment, and removes or cleans the affected materials exactly as the protocol specifies. Texas does not allow the same licensee to assess and remediate the same project.
3. The cause gets fixed
APGC corrects the leak or moisture source that caused the growth, using Texas-licensed plumbers, roofing subcontractors or other trades as needed. Mold comes back if the water source is not fixed.
4. Clearance, then the rebuild
The assessor performs the post-remediation assessment. Only after clearance passes does APGC rebuild: insulation, drywall, flooring, cabinets, paint and trim, on one schedule and one invoice.
Paperwork for the listing file: the assessor’s protocol, the clearance results, and the Certificate of Mold Damage Remediation, which must be provided within 10 days of the project’s completion. Texas requires a property owner who sells to give the buyer copies of every certificate issued for the property in the previous five years, so we make sure your seller has them. Because mold adds steps (protocol, remediation, clearance), call us the day it shows up on a report, especially during the option period.
How it works

For buyer’s agents
The inspection report is where deals get renegotiated, usually on guesses. Send us the report and you will get a priced repair scope back, so you negotiate from real numbers.
- Priced repair scopes built directly from the inspection report
- Seller-agreed repairs completed before closing, from the roof to the plumbing to the drywall
- Move-in projects scoped before closing and started after, with financing options through the Improvifi app (subject to approval)
- When the roof is the question, a BEI Certified Forensic roof report on asphalt shingle roofs that documents condition, cause and remaining life with photo evidence
Buyer-side work is retail. We price the repairs and stay in the contractor’s lane — we do not step into your negotiation.
The listing playbook
At the listing appointment:
- Walk the house with the seller and note what a buyer’s inspector will flag.
- Do not estimate costs or promise credits.
- Tell the seller: “There is a way to fix all of it now and pay at closing, if you qualify.”
- Send us the address.
- We scope the whole list, do all of it, and hand you the completion packet.
- List it move-in ready.
Signs a house needs work before it lists: roof 15+ years old, dated or scuffed paint, worn carpet or damaged flooring, cabinet and countertop wear, a leaning fence or soft deck boards, water stains, an old HVAC system, slow drains or leaks, outdated fixtures and lighting.
