Roofing is our primary trade. American Prime General Construction is a veteran-led roofing and general contractor serving Southlake from Richardson.
Southlake is a small, almost entirely owner-occupied market of large, complex roofs. Of 9,229 occupied units, 8,727 are owner-occupied — 94.6%, with only 502 rentals citywide, and the median structure year is 1997 (ACS 2020–2024, B25003; B25035). Here, job scope is driven by roof size and complexity rather than by the number of homes.

Southlake’s storm record: thin, and worth understanding why
Southlake has only 11 qualifying severe-weather events inside the city limits in NOAA’s Storm Events Database for 2011–2026 — against 38 to 41 for Grapevine, Lewisville and Flower Mound. Below is the complete confirmed list; we would rather show a short honest table than pad it with county events that happened elsewhere.
| Date | Measurement | NOAA label | Recorded damage | NOAA record |
|---|---|---|---|---|
| October 26, 2013 | 1.75 in hail | Southlake | $500,000 | 476496 |
| May 10, 2015 | 61 kt gust, 70 mph | Southlake | — | 576001 |
| May 10, 2015 | 50 kt gust, 58 mph | Southlake | $2,000 | 576002 |
| June 20, 2018 | 50 kt gust, 58 mph | Southlake | $5,000 | 770884 |
| August 13, 2013 | 50 kt gust, 58 mph | Southlake | $1,000 | 474491 |
| April 28, 2026 | 1.25 in hail | Southlake | — | 1326306 |
| May 27, 2024 | 1.00 in hail | Southlake | — | 1186473 |
| May 27, 2024 | 1.00 in hail | Keller Goode Arpt | — | 1186478 |
| April 10, 2017 | 1.00 in hail | Southlake | — | 693278 |
| March 24, 2019 | 1.00 in hail | Keller Goode Arpt | — | 813331 |
| April 14, 2011 | 1.00 in hail | Southlake | — | 302674 |
The mph figures convert NOAA’s own knot values. Two things to take from the list. It is a reporting-density artifact as much as a weather fact: with 9,229 occupied units on large lots, Southlake produces far fewer spotter and insured-damage reports per square mile than a denser city, so county storms that hit Grapevine crossed Southlake on the same tracks with nobody filing. Thin data is not proof your roof was spared. Labels do not equal locations, either. Two in-city hail rows sit under “Keller Goode Arpt,” NOAA’s nearest-landmark naming, while the May 10, 2015 50 kt report NOAA labels SOUTHLAKE (record 576003) actually plots inside Grapevine, so we credit it to Grapevine.
No tornado plots inside Southlake in 2011–2026. The most damaging in-city record is October 26, 2013: 1.75 inch hail, $500,000 in property damage. The rest is one-inch hail and 58 to 70 mph wind — the range that lifts and creases shingles without breaking them (wind damage, hail damage).
Why Southlake roofs age the way they do
Of 9,612 total units, 4,327 — 45% — were built in the 1990s, with 1,695 in the 2000s, 1,555 in the 2010s, 252 since 2020, 1,278 in the 1980s and negligible stock before 1980 (ACS 2020–2024, B25034).
That is one construction wave, so large, steep, complex late-1990s roofs are reaching second- or third-replacement age together. On these homes the field shingles are rarely the interesting part: risk sits in valley counts, dead valleys, sidewall and chimney flashing, crickets and the number of penetrations. A crew that measures only squares will under-scope a Southlake roof.
Roofing permits and inspections in Southlake
A permit is required. “The International Residential Code requires a building permit for roof replacement,” and the city’s permit list names “Roof – Replacing roofing materials or structural members” (Roof Replacement Guidelines, February 2026; When is a permit required).
| Item | Published figure |
|---|---|
| Re-roof permit fee | $100 (2026 Fee Schedule, adopted by Council 10/7/2025; also in the 2025 schedule) |
| Contractor registration | $100, registered as a general contractor online |
| Re-inspection | $100 first, $200 each additional, under IBC §109.7 as amended |
| Building Inspections | 817-748-8236 (the roofing handout also lists 817-748-8237) |
Southlake is unusually consistent on price: four documents across two fee years all publish $100. No adopting ordinance number appears on the fee schedules, only Council adoption dates, so we do not print one.
Ordinance 1252 and the 2021 codes
The 2021 IRC was adopted by Ordinance No. 1252 (first reading April 5, 2022, second April 19, 2022), effective “not before May 1, 2022,” including Appendices A, B, C, E, G and H (Ordinance No. 1252). The 2021 IBC came in under Ordinance No. 1246 and the IEBC under No. 1253, and the city states “these codes took effect May 1, 2022” (Building Codes). There is no roof exemption: amended R105.2 exempts detached accessory structures up to 120 square feet and similar minor items, not roofing at any size.
Final inspection only — and it can be closed by photo
Southlake requires no decking, mid-roof or nailing inspection. There is a single final, requested through the online portal, and the contractor chooses the type: photos or in person. The photo set must show the house with its address visible, the whole roof from ground level on all elevations, vent terminations from outside, and type B vents and their roof clearances from inside the attic. The in-person option means the inspector checks the roof from the ground and inspects the attic for appliance vents dislodged or altered during construction — a courtesy inspection that requires the homeowner or occupant to be present. The permit card must be posted at the site “in plain view from the road” (Roof Replacement Guidelines).
That is a real scheduling advantage over neighboring cities: a complete photo set closes the permit with nobody waiting at home for an inspector. It only works if the crew documented the attic vents before packing up, so we shoot that set during the job.
Architectural approval comes before your shingle order
Timarron requires written Modifications Committee approval before any exterior change, with no way around it: “Any improvement, modification, alteration, addition, or deletion must have MC approval prior to the commencement of construction or installation… There are no exemptions or automatic approvals and each application is reviewed on an individual basis.” The Committee “typically renders a decision within 30 days,” and a city permit does not substitute for it: “Regulatory approvals do not preclude the authority and responsibility of the MC for design review and vice versa” (Timarron, Exterior Modifications).
South Lake’s Architectural Control Committee is equally direct: exterior modifications “must be submitted to the ACC for approval BEFORE any work begins,” the ACC has 30 days to respond, and “a building permit … is not a guarantee the ACC will approve of an improvement. The ACC has final approval on any change, regardless of any city approval” (South Lake ACC).
So a Southlake re-roof can carry a 30-day approval window on top of material lead time, and neither association publishes a shingle product or color table, so the submission has to name what you intend to install. We prepare it with manufacturer, product and color specified before anything is ordered; see shingle selection.
Southlake neighborhoods we cover
We work across the city, including Timarron, Linmar, Lakeview Estates, WillowTree Gardens, Brownstones at Town Square and the Carillon development, drawn from the Texas HOA management-certificate registry filtered to Southlake (hoa.texas.gov) and Timarron’s own association site.
One Richardson-Based Contractor for the Whole Recovery
Large, complex rooflines mean more penetrations, valleys and flashing details — where storm damage hides. Our inspections cover the full system: edge and valley metal, pipe boots, vents, fascia, soffit and gutters.
We scope the damage, coordinate qualified mitigation and remediation professionals when specialized services are required, and manage reconstruction through completion. We are not a public insurance adjuster and we do not negotiate claims on your behalf. See our storm restoration services, build-back work and financing. We also serve Grapevine, Flower Mound, Carrollton and Lewisville.
Frequently Asked Questions
Do I need a permit to replace my roof in Southlake?
Yes. The city states the International Residential Code requires a building permit for roof replacement, and its permit list names replacing roofing materials or structural members. The re-roof fee is $100, consistent across the 2025 and 2026 fee schedules and the city’s roofing handouts. Contractors must register online as a general contractor for $100.
What inspection does Southlake require after a re-roof?
A final inspection only. There is no decking, mid-roof or nailing inspection. The contractor requests the final in the online portal and specifies either a photo inspection or an in-person one. The photo set must show the house with the address visible, the whole roof from ground level on all elevations, vent terminations from outside, and type B vents and their roof clearances from inside the attic.
Does Southlake really have so little hail history?
Only 11 qualifying events plot inside the city limits for 2011 to 2026, and we show all of them. That is partly a reporting-density artifact: with 9,229 occupied units on large lots there are fewer reports per square mile than in a denser city, so county storms that hit Grapevine crossed Southlake with nobody filing. Thin data is not evidence your roof was spared.
My HOA and the city both have to approve. Which comes first?
Start the association submission early. Timarron requires written Modifications Committee approval before work begins, with no exemptions or automatic approvals, and typically decides within 30 days. South Lake’s ACC also has 30 days and states plainly that a city permit is not a guarantee of ACC approval. Neither publishes a shingle product or color list, so the application must name what you intend to install.
What roofing materials hold up best in Southlake?
The confirmed record here is one-inch hail and 58 to 70 mph wind rather than giant stones, so correct edge, ridge and flashing detailing matters as much as the shingle itself. We also review impact-resistant shingle classes and the discounts some carriers attach to them, then match the system to your home, your association’s rules and your budget.
Do you perform mitigation and remediation in Southlake?
Specialized mitigation and remediation work is performed by qualified service providers. APGC coordinates those services with the overall project and manages the repair and build-back portions of the work.
Do you provide fire and water reconstruction in Southlake?
Yes. APGC provides complete interior and exterior reconstruction after the required mitigation or remediation work has been completed.
Can you help document the construction scope?
Yes. We provide photographs, measurements, construction estimates, repair scopes, material specifications, and technical explanations related to the reconstruction work. We do not act as a public insurance adjuster.
On a Southlake roof the useful work is documentation: dated photographs, every plane measured, flashing detail by detail, and a scope your association and the city can both act on. We say plainly whether it is a repair or a replacement, close the permit, and shoot the photo set the final inspection needs. Start with a free roof inspection.
