Roofing is our primary trade. American Prime General Construction is a veteran-led roofing contractor and general contractor that self-performs roofing and exterior work and carries storm jobs through to full reconstruction. We work Mesquite from 2100 N Greenville Ave, Ste 106 in Richardson.

Mesquite is an older, larger roofing market than the cities north of it. The median home was built in 1983, and the biggest blocks of housing went up in the 1980s (15,364 units) and 1970s (8,735 units), against 939 units built in 2020 or later (ACS 2020–2024, B25034; B25035). Most are on a second or third covering, and many still have original fascia, soffit and gutters. A 40-year-old eave fails differently than a 40-year-old field of shingles, so our inspections cover the whole system, edge included.

Mesquite’s hail is persistent rather than record-setting: 1.00 to 1.75 inch stones recur every few years, the largest in-city report 2.50 inches in June 2017, each round taking granules off a mat already brittle. The past two years have been wind years — 70 mph in May 2024, 81 mph in April 2025 — and wind works ridges, hips, rakes and eaves, not the field.

Both confirmed in-city tornadoes since 2012 are EF0. Neither is the December 26, 2015 EF4 (NOAA event 606471), a 9.21-mile path with $26.0 million in damage from New Hope toward Rowlett. That track does not cross the Mesquite city limits: the damage was in Garland, Rowlett and unincorporated land.

Why Mesquite roofs age the way they do

Mesquite has 53,953 housing units, 38,140 of them single-family detached, and 31,501 owner-occupied households out of 50,171 occupied, in a city of 149,299 (ACS B25001, B25024, B25003, B01003); that is old stock for North Texas.

Homes from the 1970s and 1980s have had decades to pick up a second covering, and Mesquite narrowed that option: its amendments strike condition #1 from IBC 1511.3.1 and IRC R908.3.1 on roof re-cover, and strike the exception at R908.3.1.1 (Ordinance No. 4801). A second layer means a tear-off, with the deck part of the conversation: decks of this era are often thin sheathing nailed through twice, and nails that spin are a re-nailing item, not something to shingle over. The other common finding is an original 1980s edge still sitting under a 2000s covering.

The roof edge in Mesquite: fascia, soffit, drip edge and gutters

Homeowners shop these as four products; water treats them as one assembly. Rain leaves the shingles, crosses the drip edge, passes over the gutter apron, lands in the trough and exits a downspout. One bad handoff and it finds wood.

Drip edge is not optional on a shingle roof, and the order is prescriptive: drip edge at eaves and rakes, segments lapped not less than 2 inches, extending back on the roof not less than 2 inches, fastened not more than 12 inches on center — and critically, underlayment over the drip edge along eaves, drip edge over the underlayment along rakes (Section 1507.2.8.3, Drip Edge; residential counterpart IRC R905.2.8.5). Reversed at the eave, the edge metal becomes a funnel pointed at the fascia.

Soffit is where the attic breathes in. Code sets minimum net free ventilating area at 1/150 of the vented space, with an exception allowing 1/300 when 40 to 50 percent of it sits within 3 feet of the ridge (Section R806.2); the International Institute of Building Enclosure Consultants describes the same balance, intake at least equal to exhaust. Painted-over vent slots and insulation stuffed into the eave starve it.

Gutter specifications call for real slope, with hangers into rafter ends rather than soft board (Custom-Bilt Metals, Englert). In a rotted Mesquite eave the cause is usually undersized gutters, wrongly layered drip edge, no gutter apron, or hangers in dead wood. We rebuild the edge in one mobilization — detail on our fascia, soffit, drip edge and seamless gutter page.

Roofing permits and inspections in Mesquite

The code edition is in transition — confirm it for your permit date

Codes & Ordinances says Mesquite is “under the 2018 I.C.C. Codes and 2017 National Electrical Code.” Adopted Codes says the “2024 I.B.C. and I.F.C. Codes, 2023 National Electrical Code, and the 2024 I.C.C. Codes.” We will not pick one for you, because the ordinance record shows a live transition: Ordinance No. 4801 adopted the 2018 IBC and IRC on September 21, 2020, and Ordinance No. 5249 adopts the 2024 IRC effective July 1, 2026. Confirm the governing edition for your application date. Fees and code references here were read from city documents in September 2026.

Neighborhoods we cover in Mesquite

We work the whole city, from the older additions inside Loop 12 to the newer east and south side developments. Associations recorded with the State of Texas registry listing Mesquite as their community’s city include Solterra and Solterra South, Ridge Ranch Mesquite, Iron Horse Village POA, Falcons Lair, Falcons Ridge, Parkchase, Trailwind, Polo Ridge and Hagan Hill (hoa.texas.gov). City records also reference the Creek Crossing Estates additions (city deeds) and Iron Horse Village PD (Ordinance No. 5019).

In Solterra, get the shingle approved before we order. Section 3.5 of the recorded architectural guidelines says the Reviewer “may reject any shingle type, style or color and may require removal of any shingles installed without prior approval” (Solterra Architectural Design Guidelines, R5). The risk is being told to strip a finished roof, so we confirm approval in writing first, using our shingle selection guide.

Frequently Asked Questions

Do I need a permit to replace my roof in Mesquite?

Plan on yes. The adopted fee schedule prices a residential “Replacement roof” permit at $65, and the city’s FAQ says permits are required for repairs and remodels. No re-roof exemption is published, so confirm your scope with Building Inspection at 972-216-6212.

Which code edition applies to a Mesquite reroof right now?

Mesquite is in transition and its own pages disagree: one states the 2018 I.C.C. Codes, another the 2024 I.C.C. Codes. Ordinance No. 4801 adopted the 2018 IBC and IRC in 2020, and Ordinance No. 5249 adopts the 2024 IRC effective July 1, 2026. Confirm the edition for your application date.

Was the December 26, 2015 EF4 tornado a Mesquite storm?

No. NOAA records a 9.21-mile path from the New Hope area toward Rowlett, and that track does not cross the Mesquite city limits. Mesquite’s two confirmed in-city tornadoes since 2012 are both EF0.

What roofing materials hold up best in Mesquite?

The local profile is recurring 1.00 to 1.75 inch hail plus strong wind, including a NOAA-measured 81 mph gust in April 2025. That rewards impact resistance plus disciplined edge, ridge and hip detailing, because wind takes the perimeter first. We review impact-resistant classes and carrier discounts, and confirm HOA approval first.

Do you replace fascia, soffit and gutters as part of a roof job?

Yes, and on homes of this age it is often the more important half of the work. On a tear-off we replace compromised fascia and soffit, install drip edge and gutter apron in the code-required order, then hang gutters.

Do you perform mitigation and remediation in Mesquite?

Specialized mitigation and remediation work is performed by qualified service providers. APGC coordinates those services with the overall project and manages the repair and build-back portions of the work, including complete interior and exterior reconstruction after required mitigation is completed.

Can you help document the construction scope?

Yes. We provide photographs, measurements, construction estimates, repair scopes, material specifications, and technical explanations related to the reconstruction work. We are not a public insurance adjuster.

If you found hail dents, or your gutters overflow at the same corner every storm, start with the whole system. We inspect the field, flashings, visible deck, edge metal and soffit intake, then write a scope for a roof repair or full replacement. Hail-damaged siding and windows go in the same scope, and financing is available.
