Roofing is our primary trade. American Prime General Construction is a veteran-led general contractor that self-performs roofing and carries storm jobs through to full reconstruction. We work Van Alstyne from Richardson, up US-75.

Van Alstyne is two housing markets inside one set of city limits. A pre-war core — 397 of the city’s 2,465 units predate 1950, 225 of them built in 1939 or earlier — sits alongside a boom that added 833 units in 2010–2019 and 244 since 2020 (U.S. Census Bureau, ACS 2020–2024, table B25034). The median year built, 2005 (table B25035), describes almost nobody’s house. A farmhouse near the Original Town Plat and a new house off Mantua Parkway need different inspections and different approvals.

Roofing and Storm Restoration Services in Van Alstyne

Van Alstyne’s storm record, by date

These are events NOAA’s National Centers for Environmental Information recorded with a report point inside the city limits, tested against the city boundary rather than the county, because Grayson County events get attributed to Van Alstyne constantly and most happened elsewhere.

DateEventRecorded damageNOAA record
May 28, 2012Wind, 61 kt (70 mph per NOAA)$7,000; swath along Hwy 75383496
Mar 2, 202362 kt measured gust (71 mph), US-75 at County Line Rd—1088719
June 15, 20231.75 in. hail, two reports$2,000 and $7,0001109323, 1109327
Sept 5, 2025Wind, 61 kt (70 mph)$10,000; outages1293741
Sept 21, 20251.75 in. hail$5,0001295400
Oct 13, 2014Wind, 50 kt (58 mph)—545280
2011, 2022, 20241.00 in. hail, four dates—348847, 1022409, 1185040, 1186238

This is a moderate-hail, real-wind town. The largest confirmed in-city stone is 1.75 inches: enough to bruise a mat and strip granules, not to be obvious from the driveway. Magnitudes are NOAA knots, converted at the standard rate.

What did not happen here. NOAA records no tornado with a track point inside the city limits between 2010 and 2026; the May 2024 Celina EF3 touched down roughly 16 kilometres away (event 1182315). The caveat cuts both ways: coordinates are often rounded to a centroid, and the September 2025 cluster included 2.50-inch hail at Howe, 2.3 kilometres outside the line (event 1295396).

Why Van Alstyne roofs age the way they do

The city’s units form two cohorts rather than one aging curve (ACS B25034). Roughly 1,077, 44% of the city, were built in 2010 or later and sit on original builder roofs unless a hail claim replaced them. Another 344 date from 2000–2009, reaching the end of a first covering. Against that sit 397 pre-1950 units around the Original Town Plat, in a city whose household count rose an estimated 41% between 2020 and late 2025 (RSI Household Formation Analysis, March 2026). On the older houses the roof is rarely the only question: plank decking with gaps, existing layers and additions from three decades all change the tear-off, so we open the deck before committing to a price.

Farmsteads, outbuildings and metal

Grayson County reports 2,851 farms, 68% under 50 acres (USDA NASS 2022 Census of Agriculture, Grayson County). That pattern — house plus shop, barn, loafing shed — runs through the city’s edges, so a hail inspection here is not only a house inspection. Metal roofing is common there, but we will not print a share: roof covering is not an ACS variable and the appraisal district publishes no roof-cover code list. Metal fails differently, denting and fracturing its coating rather than losing granules, with fastener washers and laps letting water in later. The city also counts 59 mobile homes (ACS B25024).

Roofing permits and inspections in Van Alstyne

The permit

The city’s Permits page lists the work requiring a building permit, and “Roofs” is on that list. The same page carries a heading reading “When are building permits not required?” with nothing published beneath it (City of Van Alstyne, Permits). Chapter 8 has no roof exemption either; its only repair-percentage exemption applies to fences (Municode, Chapter 8). Treat every re-roof as permitted work: going without triggers an investigation fee equal to the permit fee, and Sec. 8-4 allows fines up to $2,000 per day.

The fee, published three different ways

The Master Fee Schedule updated 02.10.2026 shows $500.00 for residential alterations and additions, and separately $150.00 under its valuation table at $10,000 or less. The Amendment to Fee Schedule amended March 5, 2024 shows $125.00 per trade for a residential alteration, or $96.15 for a simple trade permit. Be wary of any contractor who picks one for you: the spread runs from roughly $96 to $500 for the same job. The 2026 schedule calls its figures a general guide only, with no adopting ordinance we could locate; the 2024 schedule traces to Ordinance No. 1006. Call 903-482-5426 and get the current fee in writing before accepting a bid.

Which code edition applies

Also unsettled. Codified Sec. 8-27 still adopts the 2015 I-codes and the 2014 NEC, while the city website announces that effective October 1, 2026 the city will operate under the 2021 codes and the 2020 NEC. We found no adopting ordinance for those editions, and Municode still showed 2015 in its June 2026 supplement, so if your permit lands near that date, ask which edition your reviewer uses. Zoning Sec. 46-53(c) separately sets a minimum residential roof pitch of 8:12 (Municode, Chapter 46).

Who inspects

Plan review and inspections are contracted to Bureau Veritas, named by the city: 817-335-8111, 972-980-8401, or 877-837-8775. All contractors must be registered with the city, $100 a year in both schedules; the form has no roofing category, so a roofer registers under “Other” (contractor registration form). Ask bidders for current registration. No mid-roof, decking or nailing inspection is published in the city’s sequence (Residential Contractor Guidelines, rev. 8/2023), so a re-roof is effectively a final-inspection-only permit and nobody but your contractor sees the decking. A permit is void if work does not begin within 180 days.

Two approvals people forget: the overlay and the ARC

Historic Downtown overlay. Sec. 46-93 requires any exterior construction, alteration, restoration or relocation in the HD overlay to obtain a certificate of appropriateness from the five-member Van Alstyne Architectural Review Panel (Municode, Sec. 46-93). A re-roof is exterior alteration on the face of that ordinance, and much of the pre-1950 stock sits in or beside the overlay. Confirm your status first.

Subdivision committees. Seven or more owners’ associations are state-registered here (Texas HOA management certificate registry). Mantua requires written Architectural Review Committee approval before exterior alteration begins, then states what homeowners most often get wrong: “The issuance of a permit by a governmental body does not satisfy the approval requirements under this Declaration” (Mantua Declaration of Covenants, Article 9). Rebuilding to originally approved plans is carved out, so a like-for-like re-roof may sit outside the process; any change of shingle type, profile or color does not. The committee has 21 business days. Tinsley Meadows is broader, requiring an ACC request for any modification, repair or replacement to the exterior of the home (Tinsley Meadows HOA). Get approval in writing.

Neighborhoods we cover in Van Alstyne

The Original Town Plat is the most-recurring entry in the Grayson Central Appraisal District subdivision index, which also confirms Chapel Creek Farms, Blue Hills, Saddle Brook, Thompson Farms, Mantua Point, Oakbrook, Creekview Addition and Van Alstyne Ranches (GCAD Subdivision Code List). The city’s growth handout adds starts through 2027 at Tinsley Meadows, Lincoln Pointe, Rolling Ridge and Mantua (growth handout, September 2023). We work both the pre-war core, where the overlay question applies, and the new subdivisions.

Frequently Asked Questions

Do I need a permit to replace my roof in Van Alstyne?

Yes. The city lists “Roofs” among the work requiring a building permit, and its heading for work that does not require one has nothing published beneath it. Chapter 8 has no roof exemption.

How much is a roofing permit in Van Alstyne?

The city publishes conflicting figures: $500.00 for residential alterations and $150.00 under the valuation table in the 02.10.2026 master schedule, against $125.00 per trade or $96.15 for a simple trade permit in the March 2024 amendment. Call 903-482-5426 before budgeting.

Who inspects a re-roof in Van Alstyne?

The city contracts plan review and inspections to Bureau Veritas, at 817-335-8111, 972-980-8401 or 877-837-8775. No mid-roof, decking or nailing inspection appears in the published sequence, so contractor photographs matter more.

Does my HOA have to approve the shingles?

Very possibly. Mantua’s covenants require written Architectural Review Committee approval before exterior work begins and state that a government permit does not satisfy it, though rebuilding to approved plans is carved out. Tinsley Meadows requires an ACC request for any replacement.

Do you perform mitigation and remediation in Van Alstyne?

Specialized mitigation and remediation work is performed by qualified service providers. APGC coordinates those services with the overall project and manages the repair and build-back portions of the work.

Do you provide fire and water reconstruction in Van Alstyne?

Yes. APGC provides complete interior and exterior reconstruction after the required mitigation or remediation work has been completed.

What roofing materials hold up best in Van Alstyne?

The confirmed record is moderate hail and repeated high wind, including a measured 71 mph gust in March 2023 per NOAA, so edge, ridge and fastening details matter as much as the shingle. On metal outbuildings, fastener washers and laps matter more than the finish.

If you have hail dents on a gutter in Van Alstyne, the roof took the same storm. We walk it, photograph it, and tell you whether you need a repair, a replacement, or nothing. Where water got inside, we coordinate licensed mitigation partners and self-perform the build-back. We are not a public insurance adjuster and we do not negotiate claims on your behalf; we provide a documented construction scope — see our restoration documentation process, our hail and wind damage work, and the shingle options we install.
