Hail just moved through, the neighbor has a tarp on his roof, and you’re wondering what this is going to cost you. Here are the honest numbers DFW homeowners ask us about most — repair costs, deductibles, and how depreciation actually works on an insurance check.
How Much Does Hail Damage Roof Repair Cost?
In DFW, minor hail damage repairs — replacing hail-struck shingles, resealing exposed nail heads, repairing damaged flashing or vents — typically run a few hundred to a few thousand dollars depending on the roof’s size, pitch, and materials. When hail has caused widespread functional damage, a full replacement is often the answer, and on a typical North Texas home that usually lands in the low-to-mid five figures.
Here’s the important part: when a storm caused the damage, your homeowners insurance usually pays for the repair or replacement minus your deductible — which means your real out-of-pocket cost is often just the deductible itself. At APGC we start every project with a free, photo-documented inspection so you know exactly what’s damaged and what it will cost before you spend a dime, and we offer financing for projects that aren’t insurance-covered.
How Much Will My Deductible Be?
Your deductible is set by your policy, not your contractor. In Texas it’s usually either a flat dollar amount or — increasingly common — a percentage of your dwelling coverage. Many DFW policies now carry a separate, higher wind/hail deductible of 1% to 2%. On a home insured for $500,000, a 2% wind/hail deductible means $10,000 out of pocket. You’ll find yours on your policy’s declarations page, or your agent can tell you in one phone call.
Two things to remember: Texas law requires you to actually pay your deductible — contractors who offer to waive or rebate it are breaking the law and putting you at risk — and APGC offers financing options that can help spread that deductible out if a storm catches your budget at a bad time.
I Have a High Deductible — Is a Claim Even Worth It?
Sometimes no, and you deserve a contractor who’ll say so. The answer comes down to documented scope: a full roof replacement plus gutters, window screens, painting, and fence damage can produce a claim large enough that even a big deductible makes sense — while an isolated slope repair may not. APGC’s free inspection documents the entire property, not just the roof, so your claim decision reflects everything the storm actually touched. And never work with anyone who offers to “absorb” that deductible — it’s illegal in Texas for both of you.
How Roof Depreciation Affects Your Insurance Payout
Most Texas policies pay claims in two steps. First you receive the ACV (actual cash value) — replacement cost minus depreciation for your roof’s age and condition. Then, once the work is completed, your insurer releases the recoverable depreciation, bringing your total payout up to full replacement cost minus your deductible.
Example: a $20,000 roof with $8,000 of depreciation and a $4,000 deductible gets you an initial ACV check of $8,000, with the $8,000 depreciation paid after the job is done. Two cautions: some policies are ACV-only or carry roof payment schedules that never pay depreciation — check your declarations page — and you must actually complete the work and submit the final invoice to recover depreciation. APGC handles that closeout paperwork with your carrier on every insurance job so recoverable depreciation doesn’t get left on the table.
